Real estate development company “Realco” announces that the second stage of construction works of the “Hero” business centre, to be built in the central business district of Vilnius, is halfway through - the construction of the structure is in progress, the facades are being assembled, and some of the internal engineering networks are being installed. Currently, 11-12 floors of each of the two buildings of the business centre have been constructed, out of the planned 14 and 15 floors, windows and facades are being installed. The construction of the buildings is expected to be completed in November 2024. 45.5 million euros have already been invested in the project.
“Hero” business centre has a rather complex configuration and a unique architecture, which means that its building elements and construction work have specific requirements. Work is progressing according to schedule, with the construction of the superstructure, facades and windows well underway.
"We plan to be complete the main construction works in this November", comments Julius Dovidonis, the head of the real estate development company “Realco”.
The facade elements of the business centre are manufactured by the facade design and installation company “Staticus”. “Hero” business centre will consist of two volumes of 15 and 14 storeys, connected by a three-storey stilobath, with a total facade area of 16,000 m2 and a total of 1,568 facade elements, most of which are unique. Due to the unusual shape of the facade - the elements are arranged in an arc rather than in a straight plane - some of the elements are made in segments in order to replicate the shape of the building. Testing of the elements was carried out before the installation work started. The facade is scheduled to be completed in January 2025.
The installation of an automatic fire extinguishing system has also started, and work will soon begin on the installation of the water and wastewater systems, as well as on the installation of the building's main heating, ventilation and air conditioning systems.
The business centre is scheduled to be completed in Q3 of 2025.
Active negotiations with potential tenants of “Hero” are currently underway. They are offered a total of almost 32,000 sq.m. of leasable space. For those looking for extra-large space, there is an option to rent up to 4,000 sq.m. on one floor. The business complex will have an underground car park with 430 parking spaces.
The A++ energy efficiency class business centre will be the first in Lithuania to achieve the international WELL certificate for healthy buildings and BREEAM Excellent certificate for sustainable buildings. One of the building's highlights is a 300-metre running track on the roof of the third floor.
Realco will invest a total of 112 million euros in the business centre. Around 60%, or up to 67 million, will be borrowed from the market. "Sostinė bokštai" has already issued three tranches of bond issues to finance the construction of Hero, raising 19.5 million euros.
A fourth public tranche is planned for August this year.
