A 5,500 sq. m office lease agreement has been signed at the “Hero” business center in Vilnius – one of the largest transactions in the capital’s office market in recent years. The agreement has been concluded with a tenant whose name is not being disclosed at this time due to contractual obligations. Following this deal, a total of 17,000 sq. m of the business center’s space has been leased.
“This is one of the largest deals not only for ‘Hero’, but also in the broader market. For comparison, last year the largest office lease transaction in Vilnius amounted to 5,000 sq. m,” says Gintarė Žemaitė, Head of Commercial Real Estate Development at Realco.
The tenant has leased an entire floor in order to conveniently accommodate a large team of specialists in one location. “Hero” was able to meet this requirement, offering office spaces of approximately 4,000 sq. m on both the second and third floors.
Following the latest agreement, more than half of the business center’s space has now been leased.
“We see that businesses are increasingly valuing convenient location, taking into account employee expectations, and choosing high-quality working environments. That is why we are developing ‘Hero’ as a place where not only infrastructure matters, but also the everyday work experience – which is increasingly becoming a decisive factor when choosing an office,” says Žemaitė.
Growing number of well-known tenants at “Hero”
“Hero” is already forming into a diverse business community, bringing together companies from technology, finance, legal, logistics, energy, education, healthcare and other service sectors. For example, energy infrastructure company “STiEMO” recently leased 426 sq. m of office space.
Tenants already established at the business center include one of the largest logistics real estate developers in the Baltic States, “Sirin Development” (900 sq. m), audit, tax and business advisory firm “PricewaterhouseCoopers” (1,400 sq. m), leading law firm
“Cobalt” (3,000 sq. m), a branch of “Sapiegos Clinics” (350 sq. m), and restaurant “Mylios” (300 sq. m).
The building is also home to technology company “Wire Salad” and international real estate consultancy “Colliers”, which have leased nearly 600 sq. m of space. Meanwhile, early education school “Eureka” and restaurant “Noon” will jointly occupy around 1,000 sq. m.
UK-registered financial company “Ebury” (320 sq. m) and the developer of one of the world’s most popular women’s health applications, “Flo Health” (2,800 sq. m), have also chosen “Hero”.
In March 2026, “Hero” was awarded the prestigious BREEAM certification at the highest level – “Outstanding”. Only five commercial buildings in Lithuania currently hold such a rating. “Hero” is also the first business center in the Baltic States seeking WELL Gold certification.
