You can start approaching banks about a loan no earlier than 12 months before the notarial contract is signed.
The client must have the credit agreement or a letter of guarantee from the bank by the deadline set out in the preliminary contract, which is given in clause 6.2. By that date the client must be ready to sign the main, notarial purchase-sale contract, because the seller may invite them to sign it at any point during this period. It is important to keep to the agreed commitments — if they are not met, the contract may be terminated and the advance payment made may be lost.
If you have already approached all the banks and none of them grants a loan, you can look into financing options at credit unions. If you cannot obtain a loan there either, please contact the seller without delay. We assess every situation individually and look for possible solutions.
Please inform the Realco salesperson you dealt with about the purchase. The salesperson will arrange the property valuation, or you can arrange it yourself.
The property valuation is paid for by the buyer.
The amount paid from your own funds must be credited to the seller's account no later than 2 business days before the day of the notarial transaction.
The price may change if, after the cadastral measurements, the area of the apartment increases or decreases by more than 1 sq. m. The price of the apartment is then recalculated according to the price per 1 sq. m set out in the contract. The price may also change if VAT changes.
You can transfer the property you are buying to a family member at no additional charge. Spouses, parents, children, brothers and sisters are considered family members. To transfer the property to a third party, a fee of EUR 5,000 applies.
We will send you the draft contract to review a week in advance, and you will receive the final notarial contract with the details of the property being purchased 1 business day before the day of the transaction.
For all questions you can contact the salesperson you dealt with regarding the signing of the preliminary contract.
You will receive the keys to the apartment during the notarial transaction, when ownership of the property is transferred to you.
From that moment you will be able to start settling into your new home.
The property viewing takes place in the apartment or premises being purchased. The time and place of the meeting are agreed in advance.
The buyer's safety on the construction site is taken care of by the developer's representative, so you will not need to arrange protective equipment such as a helmet or a high-visibility vest yourself. We recommend wearing comfortable footwear when coming to the viewing.
The number of people attending the viewing is not limited. If you wish to take measurements of the premises during the viewing, we recommend bringing the necessary measuring tools in advance, for example a tape measure and (or) a laser distance meter.
The property viewing is a standard part of the process of acquiring an apartment or premises, during which the developer's representative shows the property for sale, introduces you to the apartment or premises, the common areas of the building and the engineering systems installed. During the viewing the buyer can assess the condition of the property, ask any questions they have and receive information about operating and using the property.
You will receive the keys to the apartment at the signing of the notarial contract.
After signing the main notarial property purchase-sale contract, it will not be possible to conclude direct contracts with utility service providers for some time.
Contracts with utility service providers can only be concluded once the relevant engineering networks have been transferred to the balance sheet of the City of Vilnius.
Residents will be informed about the possibility of concluding direct contracts in a separate notice.
Until direct contracts for electricity, water and heating are concluded with the utility service providers, the metering of these services and the administration of the invoices will be carried out by the developer and the administration company.
The amounts payable will be included in the invoices issued by the building administrator.
If actual consumption cannot be calculated from individual metering devices, the costs may be allocated in proportion to the area of the apartments or premises.
When buying an apartment, the buyer receives a partially installed electrical system: the apartment has an electrical panel fitted, electrical cables routed, and flush-mounted boxes for sockets and switches installed.
If the planned number, location or layout of sockets or switches does not suit the buyer, changes to the electrical installation may only be made in accordance with the conditions set out below.
In the internal partitions of the apartment, changing the positions of sockets and switches or installing additional points is possible provided the work is carried out in accordance with the applicable electrical engineering requirements.
In external and inter-apartment walls, additional sockets and switches may only be installed after the technical possibilities have been assessed in advance and it has been ensured that the construction technical regulations, hygiene standards and the structural solutions of the building will not be compromised.
When making any changes to the electrical installation, the buyer is responsible for ensuring that the work is carried out properly, safely and in accordance with the applicable legal and technical requirements. The buyer also assumes responsibility for any adverse consequences arising from the changes made, including but not limited to reduced sound insulation, impaired thermal properties, changes in structural properties or other damage to the building and / or to third parties. Please note that by installing additional sockets or switches in the walls, the resident assumes responsibility for possible changes in the structural properties of the building, including reduced sound insulation, deterioration of thermal properties or other adverse consequences that may arise from the interventions carried out.
