Two new tenants move into “Hero” as the first floor nears full occupancy

Two new tenants have joined the “Hero” business center in Vilnius – the real estate consultancy “Colliers” and the technology company “Wire Salad.” Meanwhile, the building’s first floor is almost fully leased, with several wellness, beauty, and dining service providers already operating or preparing to open their doors.

New homes for “Colliers” and “Wire Salad”

The international real estate consultancy “Colliers” and the technology company “Wire Salad” have leased office space in the “Hero” business center. In addition to relocating its Lithuanian office, “Colliers” has become the exclusive leasing representative for “Hero,” responsible for coordinating the commercial leasing of the project.

“Next year, ‘Colliers’ will celebrate its 50th anniversary and currently operates in 65 countries around the world. Their experience is invaluable, and we are delighted that they will apply it while representing our business center. By moving into ‘Hero,’ their consultants will experience all the advantages of this space firsthand – not from visits, but from their own everyday work environment,” says Gintarė Žemaitė, Head of Commercial Real Estate Development at “Realco.”

According to “Colliers” Managing Director in Lithuania, Aurimas Astramskas, the decision to move was an easy one. “‘Realco’s’ impressive portfolio of successfully implemented projects aligns closely with our own philosophy – to create only the highest-quality products, to listen and respond to clients’ needs, and to adapt quickly to market dynamics,” says A. Astramskas.

He adds that as “Hero’s” exclusive leasing partner, “Colliers” takes responsibility not only for managing the leasing process but also for acting as the project’s ambassador in the market.
“We aim to contribute to building a vibrant, inspiring, and collaborative business community. To achieve this, we will draw on our extensive experience with similar projects in Lithuania and across other Baltic and European markets,” emphasizes A. Astramskas.

Martynas Paškauskas, CEO of “Wire Salad,” another new tenant at “Hero,” says the decision to relocate was driven by several factors. “The location of the business center is extremely convenient – plenty of nearby restaurants, easy accessibility, and a modern environment. Since our company develops health-related products and our team is very active, ‘Hero’s’ focus on wellness fully aligns with our own mindset and needs,” says M. Paškauskas.

He adds that smooth communication and the flexibility of the “Hero” team were also crucial in finalizing the agreement efficiently. Paškauskas does not rule out the possibility that, as the company continues to develop its products, “Wire Salad” may include members of the “Hero” community in its user research in the future.

Together, “Colliers” and “Wire Salad” have leased nearly 600 sq. m of office space in the “Hero” business center. In total, more than 1,000 sq. m were leased in September alone, and the total leased area in the complex has now reached over 8,000 sq. m.

Wellness services – from fitness to beauty treatments

The first floor of the “Hero” business center is nearly fully occupied, with most tenants providing wellness-related services. Among them are a dental and implantology clinic offering a wide range of services up to a modern operating room, a branch of “Sapiegos klinika,” and the beauty salon “Chameleon Beauty.”

The wellness theme continues on the second floor, where the fitness studio “Power Fitness” will soon open. Its founder, Akvilė Janavičiūtė, says that the choice of “Hero” was guided by the project’s clear focus on health and wellbeing. “We were drawn not only by the location but also by the concept itself – a wellness-oriented business center. We wanted to be in a space that embodies health, movement, and vitality,” says A. Janavičiūtė.

She adds that the studio’s visitors will naturally align with the “Hero” wellness concept, as health and wellbeing are not limited to physical exercise alone.

A business center built around wellbeing

“Hero” developer “Realco” has integrated various wellness-focused features into the building’s infrastructure. These include “Wellness Walk” staircases designed to encourage employees to choose stairs instead of elevators, and a 300-meter rooftop running track encircling the building’s perimeter. On the first floor, employees can enjoy drinking water stations and daily selections of fresh fruits and vegetables.

“Hero” is the first business center in Lithuania seeking to achieve both WELL Gold and BREEAM Excellent certifications. The building integrates advanced, high-quality engineering systems and technical solutions that ensure sustainability, efficiency, and a healthy working environment.

Since September 1, tenants already operating in the business center include the international audit, tax, and consulting firm “PwC,” one of the largest logistics real estate developers in the Baltics “Sirin Development,” and the early education school “Eureka.” In the near future, the center will also welcome the law firm “COBALT,” the restaurant “Mylios,” and several other companies providing diverse services.
