Two new lease agreements signed at “Hero”

2026-04-17 Company news

The “Hero” business center continues to expand its tenant community – two new lease agreements have been signed, covering an additional 720 square meters of office space. The majority of this space will be occupied by energy infrastructure company “STiEMO”, which chose the location for its central position in Vilnius and strong focus on employee comfort.

Lithuanian energy infrastructure construction company “STiEMO” has been steadily expanding its operations in recent years, increasing project volumes, actively participating in tenders, and growing its team.

“All of this led to the decision to open a new office in central Vilnius and choose ‘Hero’ – as our operations expand, it becomes increasingly important to have a workplace that is easily accessible and oriented towards employees,” says Eglė Lapinskė, representative of “STiEMO” management.

Meanwhile, Gintarė Žemaitė, Head of Commercial Real Estate Development at Realco, notes that the decision of both national and global companies to establish themselves in Vilnius reflects the city’s growing attractiveness for financial technology and digital innovation sectors.

“We see a clear trend that companies today are looking not only for high-quality office space, but also for an environment that creates additional value for their employees. ‘Hero’ stands out for its quality working conditions and, thanks to its clear concept, is attractive to both employees and employers,” says Žemaitė.

Chosen for employee wellbeing

“STiEMO” is a modern and rapidly growing energy infrastructure construction company that has been successfully operating since 2014. The company specializes in the construction of power engineering facilities, installation of engineering networks, and the implementation of complex projects both in Lithuania and abroad.

The company’s decision to relocate to a new office was driven by its consistent growth and the ambition to provide the best possible conditions for its employees.

“As the group continues to grow, the need to expand the team and find more convenient solutions for employees has naturally emerged. The new location in Vilnius allows existing employees to work closer to home while also opening broader opportunities to attract new specialists,” says Lapinskė.

Jolita Čereškevičienė, Senior Leasing Consultant at Colliers – the exclusive leasing partner for the commercial space at “Hero” – also highlights the growing importance of tenant-focused environments.

“International companies in particular are increasingly looking not just for an office, but for an ecosystem that helps attract talent and strengthens employee engagement. Modern business centers that offer more than standard workspaces have a significant competitive advantage,” says the Colliers representative.

“Hero” brings together leaders from different sectors

The “Hero” business center is already home to a number of well-known companies, including one of the largest logistics real estate developers in the Baltic States, “Sirin Development”, law firm “Cobalt”, early education school “Eureka”, a branch of “Sapiegos Clinics”, restaurant “Mylios”, and other service providers.

The number of globally operating technology and innovation companies is also growing. For example, technology company “Wire Salad”, together with Colliers, has already leased nearly 600 square meters of office space in the building.

UK-based fintech company “Ebury” has also chosen “Hero” for its Lithuanian branch, occupying 320 square meters of office space.

In addition, the Lithuanian office of one of the world’s most popular women’s health applications, “Flo Health”, has selected “Hero”, leasing 2,800 square meters of space across three floors.

“Hero” – more than an office

At the end of March 2026, “Hero” was awarded the prestigious “BREEAM International New Construction Final Certificate” under the BREEAM sustainability assessment method. The business center received the highest certification level – “Outstanding”. Currently, only five completed commercial buildings in Lithuania hold such a high-level rating.

“Hero” is also the first business center not only in Lithuania but across all Baltic States seeking a second sustainability certification – WELL Gold.

Designed with a strong focus on human wellbeing, the building combines a healthy working environment, innovative construction and engineering solutions, and carefully considered architectural design.

“Realco” is one of the largest real estate development companies in Lithuania. Celebrating its 20th anniversary this year, the company develops residential, public and commercial projects distinguished by high quality, innovative solutions and close attention to client needs both in Lithuania and abroad.
